When it comes to selling your home, you've probably noticed something peculiar: every real estate agent and brokerage claims they're the best. They offer flashy listing presentations, promising the same core services: professional photos, online listings, open houses, and broad marketing strategies. But here's the truth - virtually every agent offers nearly identical packages. If everyone claims they're the best, how do you choose?

Look Beyond the Brokerage

Choosing the right agent shouldn't be about the brokerage name on their business card. Nearly all brokerages provide the same standard services, and agents within the same brokerage can vary dramatically. The real value is what your agent brings to the table personally - beyond their brokerage’s generic offerings.

What to Look for in an Agent:

  1. Full-Time Commitment
    Many agents won't tell you upfront if they're part-time or full-time. A full-time agent dedicates their entire professional focus and availability to your home sale. Unlike part-time agents who may juggle other jobs and responsibilities, full-time agents provide consistent responsiveness, attention to detail, and reliability. As a full-time agent myself, I openly share my availability with my clients because I believe transparency matters.

  2. Hosting Their Own Open Houses
    Did you know most agents delegate open houses to newer or less experienced agents? This common practice helps newer agents generate leads but doesn't always best represent your home's unique selling points. Personally hosting every open house allows an agent to directly communicate the home's value, engage buyers effectively, and handle critical questions and negotiations on the spot. I personally host all my open houses because I believe nobody knows your home better than your listing agent.

  3. Additional Personal Marketing and Advertising
    While most agents rely solely on their brokerage’s standard marketing package, exceptional agents invest extra time and budget to promote your home further. From targeted social media campaigns to specialized local advertising, these additional efforts attract more buyers and achieve better results. Because I prioritize my clients, I allocate a competitive budget specifically to enhance my listings beyond what my brokerage provides.

How Every Agent Claims to be "The Best"

It’s understandable if you feel confused - after all, every agent seems to have "#1 Agent" or "Best Agent in Town" in their marketing. But here's the reality: they can't all truly be the best. Claims without specifics are just noise. Instead, look closely at what genuinely differentiates an agent: transparency, dedicated commitment, personal representation, and additional marketing efforts.
