💰 Hidden Fees. Junk Fees. Straight-Up Scams. 💰

Real estate transactions are packed with fees - some legitimate, some outright BS. If you’ve ever bought or sold a home, chances are you’ve been charged for things that should’ve never been on your bill in the first place. And the worst part? Most buyers and sellers don’t even know they’re being overcharged.

One of the biggest culprits? The MLS fee.

The MLS Fee: A Junk Fee from the Start

For years, brokerages have been charging buyers and sellers an MLS fee - a supposed cost for listing the home in the Multiple Listing Service (MLS). But here’s the truth: MLS fees are cheap.

🔹 In my area, it costs $25 to list a property in the MLS. But many brokerages (including the one I currently work for) used to charge sellers $150, pocketing an extra $125 for themselves.
🔹 Brokers justified it as a “necessary” cost - but now that new federal laws have banned this fee from being charged to consumers, they’ve completely changed their tune.
🔹 Suddenly, these same brokers who had no problem charging you the fee are refusing to pay it themselves, calling it exactly what it’s always been - a junk fee.

So which is it? Was it a necessary cost when you were the one paying, but a scam now that they’re on the hook? Exactly. 🙄

The Problem is Bigger Than Just MLS Fees

MLS fees aren’t the only junk charges lurking in contracts. Here’s what else you need to watch for:

🚨 "Administrative Fees" or "Broker Service Fees" – These can be $300-$700+ in some offices. It's just extra profit for the brokerage, NOT a required cost.
🚨 "Transaction Fees" – Some agents slip in an extra “processing fee.” Ask exactly what it covers and why it’s necessary. Spoiler: it probably isn’t.
🚨 "Courier Fees" – In the digital age, why are you paying $50+ for documents to be “delivered”? It’s likely just an unnecessary upcharge.
🚨 "Doc Fee" or "Documentation Fee" – A completely made-up charge some agents throw in, claiming it's for their time signing paperwork. Some realtors charge as high as $500 for this nonsense. The real kicker? Many only charge it so they can later "credit" it back to you, making it seem like they’re taking a loss to help you out - when in reality, it never needed to be there in the first place.

And the worst part? Most agents don’t even know the new laws. Many have made zero effort to educate themselves on the changes in real estate over the past two years. They rely on uninformed clients who don’t know any better. That’s not me.
