5 Ways Contractors (and Others) Quietly Pocket Your Money - and How to Stop Them

(From a Realtor who’s seen it happen too many times)

1. The Phantom Permit Scam
You pay for work - say a new water heater, deck, or addition - and the contractor charges you for the required permits… but never actually files them. You don’t find out until you go to sell your home, when the town’s Certificate of Occupancy (CO) inspection flags it. Now you’re stuck getting permits retroactively, fixing anything that’s not up to code, and paying twice.
✅ Fix: Before hiring, ask: “Is a permit required?” If yes, tell them: “I will be verifying with the town that the permit was pulled.” Then follow through.

2. The Cut-Corner Special
Sometimes the reason a contractor skips the permit isn’t laziness - it’s because they know their work wouldn’t pass inspection. By skipping the process, they avoid oversight… but when you sell, you inherit the problem (and the bill to redo it).
✅ Fix: If someone resists permits, see that as a red flag. You might be avoiding a half-baked job that costs more later.

3. The “You’ll Never Know” Upgrade
This is where a seller replaces something major - HVAC, roof, plumbing - and a shady contractor pockets the “premium” charge for higher-end parts or better work… but installs the cheapest version they can get away with. You won’t know until it breaks early.
✅ Fix: Ask for receipts, model numbers, and warranty registration in your name.

4. The Disappearing Deposit
You pay a deposit for materials, they “order” them, but suddenly there are “delays” and “supply issues” - all while they juggle your money to fund other jobs. By the time you catch on, it’s gone.
✅ Fix: Pay deposits only to reputable, licensed companies, and never in full before work starts. It's also a good idea to check reviews and ask other people in the area for recommendations (I often ask on local Facebook groups).

5. The Vanishing Act
More and more, I hear stories of homeowners who paid everything (or a huge chunk) up front… only for the contractor to disappear completely. No work, no refund, no trace. These "businesses" prey on people by saying they can't start work until they're paid first. Please do not fall for this.
Let me ask you something: do you know anyone who's collecting a paycheck before they complete the job? Imagine a realtor asking for their commission upfront before they even started marketing your house. Would you do it? The answer is no.
✅ Fix: Never pay the full amount before work is completed. Structure payments in milestones - part up front to secure materials, part mid-project, and the rest after the final walkthrough.

💡 Bottom line: A Realtor can help spot red flags during the sale process, but we can’t protect you from shady work done years before you list. The only real defense is proactive, upfront verification.
